RUUME is an architectural and urban planning practice that takes a comprehensive approach to design and planning. At the heart of their work is a curiosity about how cities function and evolve. With each project, our goal is to enhance urban life for all residents by prioritizing comfortable homes, attractive public spaces and a safe environment.

Technical specification of the building

FACADE

House no 1

The facades are facade plates in brick pattern and painted concrete in accordance with the architectural solution. For accentuating the building, the balcony railings and window frames are finished in light tones.

House no 2

The facade is reinforced concrete element with vertical texture. For accentuating the building, the balcony railings and window frames are finished in light tones.

STRUCTURES

Buildings are assembled from reinforced concrete elements. The walls between the apartments are also made of reinforced concrete elements which are then surface plastered and painted. The walls of the shafts are made of blocks, surface plastered and painted from the apartment side. The interior walls of the apartments are made of gypsum boards on a metal frame that are plastered and painted.

The ceilings are made of prefabricated hollow core panels with step noise insulation and concrete screed casting.

The roof and roof terraces are insulated flat roofs covered with rolled material.

WINDOWS

The windows have PVC frames and triple glazing. Each room has at least one window that can be opened.

STAIRWELLS

There is an elevator in the stairwell. In the ceiling of the top floor of the staircase is a smoke extraction hatch

The ground floor of the building has storage rooms and a bicycle/stroller room with a separate entrance from both the yard and the stairwell.

TERRACES AND BALCONIES

The ground floor apartments have ground level terraces without railings. Terraces of penthouse apartments on the seventh floor rest on the roofed ceiling of sixth floor apartments. All apartments have a balcony or a terrace. The railings of the balcony and terrace of the penthouse floor are designed to complement the building architecture.

HEATING AND VENTILATION

Apartment buildings are heated by the district heating network, which supplies the buildings with heating and hot water. Apartments have water-based floor heating.

All apartments have forced ventilation with heat recovery.

ELECTRICAL INSTALLATION AND LIGHTING

Electrical cabling is pre-installed in the building. Switches and sockets are installed according to the apartment plan.

The building has CAT6 data communication cabling so that the apartment buyer only needs to subscribe to the service at a provider. Each apartment is equipped with an intercom system for unlocking the building’s entrance door.

Locations for lighting are equipped with supply terminals for the installation of lighting fixtures.

INTERIOR FINISHING

The walls and ceilings of dwellings are painted, the walls of bathrooms are surfaced with ceramic tiles and/or painted according to the architectural design. Floors of dwellings, utility rooms and hallways are covered with laminated flooring. Floors in toilets and bathrooms are covered with ceramic tiles.

The developer reserves the right to replace the materials and equipment described herein with equivalent or better materials and equipment. Apartment prices include interior finishing.
